Engineered to meet Peru's strict seismic standards (NTE E.030) and severe climate conditions, from coastal salinity to extreme Andean altitudes.
Peru's construction landscape is rapidly changing due to geographic challenges and economic expansion. Across high-altitude mining sites in the Andes, such as those in Cajamarca, Ancash, and Apurímac, and industrial logistics facilities along the Pacific coast (Callao, Paita), traditional construction faces major challenges: long assembly times, high local labor costs, and complex logistics over difficult terrain.
Foshan Nova Build Co., Ltd. provides customized prefabricated steel and modular buildings designed to meet these challenges. By moving up to 90% of the manufacturing process to our controlled off-site facilities, we ensure high quality control, consistent material standards, and structural designs that comply with Peru's national building codes, including Norma Técnica E.030 (Diseno Sismorresistente) and E.090 (Estructuras Metálicas).
We configure our modular steel buildings to handle the diverse environments of Peru:
The global construction industry is shifting toward industrial prefabrication to improve efficiency, reduce carbon footprint, and lower on-site safety risks. This transition relies on three core technologies: structural steel engineering, thermal envelope insulation, and modular logistics optimization.
Foshan Nova Build's modular buildings use high-tensile cold-formed steel (CFS) and structural hot-rolled sections. CFS provides an excellent strength-to-weight ratio, which reduces foundation requirements and transportation costs. Each member is CNC-punched and roll-formed to exact tolerances (+/- 1mm), ensuring precise fitment on-site without cutting or welding.
To meet energy-saving requirements in Peru's various climates, we use advanced sandwich panel systems. Our panel cores (Polyurethane - PU, Rockwool, or High-Density EPS) are chosen based on thermal resistance (R-value) and fire rating specifications. For cold mountain regions, we supply composite walls with tongue-and-groove joints to eliminate thermal bridging and cut heating costs.
One of the main challenges of importing modular buildings to Peru is shipping efficiency. Our systems are designed for space-saving transport:
Foshan Nova Build Co., Ltd. maintains strict quality management processes. Our manufacturing facility follows international standards like ISO 9001:2015 for quality control, ISO 14001:2015 for environmental management, and AWS (American Welding Society) standards. Every steel batch comes with Mill Test Certificates (MTC) to guarantee material reliability and performance.
Configured systems engineered for Peru's primary economic sectors: Mining, Civil Infrastructure, Agro-industry, and Tourism.
High-density, multi-story modular dormitories and dining facilities designed to operate reliably at altitudes exceeding 4,000 meters above sea level.
Large-span light steel frame storage warehouses for agricultural exports in dry regions like Ica and Piura, offering rapid setup and clean environments.
Architecturally designed modular office expansions and tourist hotels, featuring modern exterior finishes like aluminum composite panels (ACP).

Find answers to key technical, logistical, and design questions regarding modular buildings for the Peruvian market.
Our engineering team analyzes each project's structural design to ensure compliance with Peru's NTE E.030 code. By using high-ductility structural steel, bracing systems, and optimized connection points, our buildings are designed to withstand structural loads and lateral forces in active seismic regions, such as Zone 4 (coastal Peru).
For extreme cold locations at elevations above 3,500 MASL, we recommend Polyurethane (PU) or Polyisocyanurate (PIR) core sandwich panels with a thickness of 75mm to 100mm. These panels offer excellent thermal resistance (low U-value) and tongue-and-groove joint options to minimize heat loss and prevent thermal bridging.
We use specialized flat-pack packaging to reduce shipping volume. Typically, four flat-packed modular units are bundled to match the dimensions of a single standard 20ft container. These bundles are loaded directly onto container ships at Chinese ports (e.g., Nansha or Shenzhen) and delivered to Callao, Paita, or Matarani ports in Peru for overland trucking.
For high-salinity coastal areas like Lima, Trujillo, and Chimbote, our steel frames undergo hot-dip galvanization (minimum coating mass of 275g/m²). We can also apply epoxy primers and polyurethane topcoats (C3 to C5 corrosion protection classes) to ensure long-term durability against salt air.
Yes, our structures are designed for disassembly, relocation, and re-assembly. The integrated ISO corner castings and heavy-duty chassis frames allow crane lifting and truck transport without structural damage, making them suitable for temporary offices and mining exploration camps.
Yes. We offer options for external cladding like Aluminum Composite Panels (ACP), fiber cement siding, and wood plastic composite (WPC) panels. Interior options include gypsum boards, PVC wall panels, and high-durability vinyl flooring, matching commercial office and hospitality standards.
